Acquisition
Trivium actively pursues the acquisition of office, industrial, and multi‑family properties for redevelopment and repositioning. Our team specializes in central Phoenix real estate and has developed important relationships over many years of operating. By leveraging those relationships, we can pursue deals outside of traditional commodity channels.
We take great pride in our ability to carefully identify the signs of burgeoning investment sub-markets and capitalize on new untapped investments. Our experience and expertise have helped us build a track record of success across multiple property types.

Repossession and Construction Management
Trivium has in-house construction and development managers who oversee the planning, design, and construction of projects from conception through delivery. We specialize in historic adaptive reuse, applying our expertise to preserve and celebrate the historic character of properties while fully re-positioning or re-purposing buildings to today’s contemporary requirements.
Over the years, Trivium has built invaluable relationships with experienced local General Contractors and 3rd party vendors that help us complete projects without wasting time, money, or resources.
Property Management
Trivium provides high-level operational management and oversight and works directly with real estate brokers on leasing for its portfolio of commercial and residential properties. We believe our properties are enhanced, and value is maximized by careful oversight of third-party property management teams that focus on the smaller day‑to‑day operations. Working closely with leasing brokers and property managers allows us to look at the big picture and strategically position assets to maximize financial and operational performance.
Financing
Trivium makes all acquisitions with cash, thanks to funding from our sister company, Kairos Capital, LLC. Making offers in Cash affords us increased flexibility and speed in making offers. This approach also allows us to offer sellers the best possible terms, improving the likelihood that they will choose to sell to us.
Once a property has been purchased, re-positioned, and rented, we typically refinance out of our in-house capital and use conventional financing. We work closely with over 15 local and regional banks and have the expertise and, most importantly, the relationships to secure financing quickly and at the best available rates.
